Our take

Pavilion Square: what we like and what to check

Pavilion Square is a mixed development on Jalan Raja Chulan in Bukit Bintang, with direct access to Pavilion Kuala Lumpur. It has 960 residences in a 67-storey tower plus a 25-storey corporate tower and six retail lots — 1,066 units in total. Residences run 504 to 1,272 sq ft from RM1,319,000, and the residential tower is due around 2029. It suits a buyer who wants a mall-connected Golden Triangle address and is comfortable with leasehold.

What to check before you commit

  • Leasehold to 2122, while The Conlay a few minutes away is freehold. If long-term resale matters to you, weigh this first.
  • Car parks are not guaranteed. Allocation is 0 to 2 bays depending on the unit type — ask for it in writing.
  • RM0.90 psf maintenance is on the higher side; budget it into your rental yield, not just your loan.
  • You share the building with retail and offices. Ask how the residential lobby, lifts and car park are separated from mall and office traffic.
  • The residential tower is the long wait. The corporate tower is due Q4 2027; the residences run about 60 months from launch, so plan for 2029.
  • Commercial title. Utility tariffs and assessment are usually higher than on residential title.

Investors targeting the short-stay and expatriate market, where "connected to Pavilion KL" is the single strongest line in a listing. Own-stay buyers who work in the Golden Triangle and want to walk to the office, the gym and dinner. Less suitable for buyers who need two guaranteed car parks, or who want to move in within the next two years.

How it compares

  • Density: about 475 homes per acre, against a median of 221 across the 125 projects we track. Busier than most: check lift waiting times and pool hours at the show unit.
  • Units per floor and lifts: 20 units (each floor divided by a wall into 2 sides, 10 units per side); lifts: 12.
  • Entry size: the smallest layout is 504 sq ft; the median smallest layout across projects we track is 669 sq ft.
  • Entry price per sq ft: about RM2,617 (starting price over the smallest size). Larger and higher units are usually priced higher per sq ft.
  • Time to keys: roughly 38 months if the 2029 date holds. During construction you pay progressively, so loan interest starts small and grows.

What it costs to hold each month

For the smallest unit (504 sq ft) at the starting price of RM1,319,000. Prices for the other layouts are not published, so only this one is worked out.

An illustration, not a quote. Banks' published reference home-loan rates ranged from about 4.1% to 5.2% in September 2026, and the margin and tenure you get depend on the bank and on you. Stamp duty on the loan agreement is 0.5% of your loan. Work it out for another unit →
