Orion Residence: what we like and what to check
Orion Residences is a 46-storey tower in Bukit Bintang with only 298 units on a 0.56-acre plot. Layouts run 491 to 1,329 sq ft, from studios to three-bedroom dual keys, priced from about RM1.45 million (RM2,707 to RM3,750 psf). Every unit comes with one car park. The number to watch is the maintenance fee: RM1.32 psf, among the highest on our list.
What we like
- Only 298 units on a small plot — 9 to 10 units per floor with six passenger lifts.
- One car park per unit, which is not standard in a walkable district.
- The developer covers maintenance for the first two years after CCC, excluding assessment and sewerage charges.
What to check before you commit
- RM1.32 psf is a high maintenance rate. After the two free years, a 1,329 sq ft unit runs about RM1,754 a month. Work it into your yield.
- Completion was estimated Completed 2026. That date has passed — ask for the current handover status before you commit.
- Small plot, tall building. Check the view lines and how close the neighbouring towers sit.
- Commercial title. Utility tariffs and assessment are usually higher than on residential title.
Buyers who want freehold in Bukit Bintang, a small building and a car park tied to the unit. Less suitable for buyers watching monthly holding costs closely.
