How we calculated this
- Rows used: Condominium/Apartment and Serviced Apartment only. Flats and low-cost flats are left out.
- Period: transfers dated January 2024 to June 2026.
- Price per sq ft: transaction price divided by the parcel area in the file, converted from square metres (one square metre is 10.7639 square feet).
- Median: the middle value, so a few very large or very small sales do not move it much.
- The medians are our calculation, not figures published by NAPIC. Check the official file before relying on any number.
Frequently asked questions
Are these asking prices or actual sale prices?
Actual recorded transfers. The government file lists each transfer with its price, scheme, size and month. Asking prices on listing portals are not in it.
Do the figures include new launches?
Only once a unit's transfer is recorded. The file does not separate developer sales from sub-sale, and a unit bought off-plan appears only after the transfer is stamped, so recent launches are mostly missing.
Why is a new project priced above its area median?
The median mixes buildings of every age and size. A new project is compared more fairly with recent buildings of similar size nearby than with the whole area.
How current is the data?
The export was taken on 4 October 2026 and runs to June 2026. Recent months are incomplete because transfers are added as they are processed.
