How we check the figures on this site
Quick answer
Every price, size, layout, tenure and completion date on a project is checked line by line against the developer's own documents — brochures, price lists and sales kits — and carries the date it was checked. Buying rules and tax rates come only from official sources. Where sources disagree we follow the latest official document and keep words like "officially", "expected" and "about".
Where project figures come from
- The developer's own documents: brochures, price lists, sales kits and floor plans.
- All projects sit in one database, and every page on the site reads from it — so a figure is the same on the project page, the area page, the lists and the comparisons.
- Each project page ends with its sources and the date they were checked.
How prices are shown
- We show the developer's published starting price (gross), which is usually the smallest or lowest-floor unit.
- Real prices change with unit, floor and time — ask for the current price list before you book.
- Per sq ft is the starting price divided by the smallest unit. It is a rough comparison, not a transaction price or a quote.
Maps, stations and distances
- Project and station locations come from OpenStreetMap coordinates.
- Distances are straight lines; the walk itself is usually longer.
Buying rules, taxes and loans
- Rules such as stamp duty, the foreign-buyer minimum price and loan margins are checked only against official sources: Bank Negara Malaysia, the Inland Revenue Board (LHDN), the Federal Gazette and state government notices.
- If we cannot find an official source for a rule, we leave it out.
- When a rule changes we update the article and its date.
Developer backgrounds
- Taken from listed companies' annual reports, Bursa Malaysia announcements and the developers' official material, each with its source.
When sources disagree
- We follow the latest official document and keep the qualifier — "officially", "expected", "about" — on the page. An estimate is never written as a fact.
Site visits
- A review has a "From our site visit" section and photos only for projects we have actually visited.

- Tell us on WhatsApp. We check it, correct it and update the checked date.
