Only units bought from the developer. Johor's minimum price for a foreign buyer is RM1,000,000, and all units here are cheaper, so a foreigner may buy one only under the route for commercial-title serviced apartments and SOHO units sold by the developer, with State Authority approval and no less than RM50,000 in levy. As the project was completed in 2018, a unit resold by its owner does not qualify. Malaysian permanent residents count as foreigners for this.
Johor charges an application fee of RM2,000 per title plus a levy of 3% of the price, with a RM30,000 minimum; for a serviced apartment below RM1,000,000 bought from the developer, which is the only way a foreigner can buy here, the levy is at least RM50,000. On a RM600,000 unit, for instance, 3% is RM18,000, so RM50,000 applies, and the state charges total RM52,000 with the fee. The levy is assessed on the stamped SPA price.
Going by its record, Grand Medini suits buyers who want to see the finished unit before committing (it is completed); families who need three bedrooms or more (layouts go up to 1,119 sq ft).
