The hotel-style management: what to get in writing

The developer says MABA Suitez will be run by a hospitality management company. We have not seen the management agreement, so we cannot say how the scheme works. These are the points a buyer should have answered in writing, attached to the booking papers, before paying:

  • Is it compulsory? Whether every unit must join, or each owner can choose to opt in or stay out.
  • Furnishing. Whether a furnishing package is required, what it includes, and who pays for it.
  • Money. How rental income and running costs are split, what the operator charges, and how often owners receive statements.
  • Getting out. Whether an owner can leave the scheme later to live in the unit, and how much notice is needed.
  • House rules. What the rules say about short stays for owners who are not in the scheme.

Which units face Merdeka 118?

Merdeka 118 rises on the other side of Jalan Hang Jebat; the developer lists it 118 m from the site. Whether a unit looks at the tower depends on where it sits on the floor, not on its layout type, so two units of the same type can face opposite ways. Height matters too: Tower A has 54 storeys and Tower B 50. Request the floor's key plan, mark the unit you are offered on it, and confirm the side it faces. Then compare the price of the same type on different sides and floors.

Noise from the schools next door

Three schools stand within about 150 m in a straight line: SMK (L) Methodist Kuala Lumpur (about 120 m), SK (L) Methodist Kuala Lumpur (about 130 m) and SMJK Confucian (about 140 m). On school days the morning drop-off and afternoon pick-up bring traffic and noise to the nearby streets. If you work from home or sleep during the day, find out which side of the building faces the schools before choosing a unit.

Merdeka MRT: 160 m or 250 m?

The developer's material puts Merdeka MRT station 160 m from MABA Suitez. Our own figure is about 250 m, measured as a straight line on OpenStreetMap from the site to the station point. The two numbers are measured differently, and the actual walking distance to a station entrance can be longer or shorter than either. By the same straight-line method, Plaza Rakyat LRT is about 260 m away and Pudu Sentral, the long-distance bus terminal, about 280 m. Walk the route at your viewing.

Foreign buyers: consent from the land authority

In Kuala Lumpur a foreign buyer must pay at least RM1,000,000 and needs consent from the land authority for each purchase. From 1 January 2026, foreign buyers pay a flat 8% stamp duty on the transfer. MABA Suitez is priced from RM699,000 to RM1,546,200, so only the units priced at RM1,000,000 or more are open to a foreign buyer. Ask for the list of units at or above that line, and have your lawyer confirm the consent steps before signing. The rules for every state are on our foreigner minimum price by state page.

Against EXSIM's other city projects

EXSIM has two other compact-unit launches in central Kuala Lumpur in our database. Side by side:

ProjectAreaTenureFromSizesMaintenanceCompletion
MABA SuitezKL City CentreLeaseholdRM699,000323–657 sq ftRM0.99 psf incl. sinking fund60 months from APDL
Phoeniz SuitesKL City CentreFreeholdRM1,016,400484–678 sq ftRM1.21 psf incl. sinking fund60 months after APDL
Branniganz SuitesBukit BintangLeaseholdRM803,500344–678 sq ftRM1.21 psf incl. sinking fundExpected 2028

On these figures MABA Suitez has the lowest starting price and the lowest maintenance rate of the three, and the smallest starting size. Phoeniz Suites is the only freehold one; Branniganz Suites has the earliest expected completion. If you are choosing between them, weigh tenure, handover date and the monthly fee before the view.

Progressive loan release and the delivery date in the SPA

MABA Suitez is sold before it is built, so the price is paid in stages as construction reaches each milestone, and the bank releases a loan the same way. Before completion the bank charges interest just on the sum drawn down, so early instalments are small and grow with each stage. Plan for that rise, and for your current rent or home, until handover. Stamp duty on the loan agreement is 0.5% of your loan.

The brochure gives a construction period of 60 months from the APDL, and no completion year is published. The date that binds the developer is the delivery date written in the sale and purchase agreement (SPA). Before signing, read that clause and the clause on compensation for late delivery, and ask for the APDL number and its date so you can work out the expected handover yourself.

Questions to ask before you sign

Each of these follows from something in the record for MABA Suitez @ KL City Centre.

  • Handover. There is no completion date in our record: ask for the expected completion and handover dates.
  • Permit. Our record has no Advertising and Sales Permit (APDL) number for this project: ask to see the number and its validity period.
